Sachem's Head Property Owner Regulations ARB Approval Requirements Please
refer to the Residential Design Standards. Always obtain approval from the Architectural Review Board prior to making any
external improvements, alterations or additions to your property, including: - Using any external paint or stain
colors
- Changing any siding or roofing materials
- Modifying or expanding your driveway or deck
- Erecting
or modifying any fencing, screening, privacy walls or retaining walls
- Installing a swimming pool, outdoor hot tub,
play equipment or dog run
- Building a storage shed, garage, gazebo, porch or addition
- Converting a carport/garage
or screened porch/Florida room
- Making Major Landscaping changes.
Exterior Home Maintenance
Maintain all structures: houses, garages, sheds, porches, steps, decks, fences and play equipment in good repair, free
from damage, deterioration and debris. Please correct unsightly conditions. - Repair visible damage or deterioration
of any aspect of a structure.
- Address discoloration, fading, cracking, chipping or peeling of painted or stained surfaces.
- Treat
mildewed, mossy or rotted surfaces on siding, trim, roofs, decks, etc.
- Replace windows with broken seals.
- Replace
damaged screens on doors and windows.
- Repair cracked masonry of foundations and chimneys
Exterior
Consistency Ensure that the design of all structures on your property are architecturally consistent with
your house and receive approval by the Architectural Review Board. - Match style, design and color of siding, trim
and roof of your house and garage, porch, shed, gazebo or other structures.
- Choose play structures that harmonize
with adjacent building and natural surroundings.
- Make sure that fencing and roofing conforms to the style and design
approved for your neighborhood.
Items in Yards - Keep your lot free of extraneous items,
trash litter, brush and leaf piles unless in an enclosed compost.
- Put away household goods and garden equipment (mowers,
tools, ladders, hoses, etc).
- Store toys and sports equipment out of view when not in use.
- Collect and dispose
of leaves, grass, limbs and other yard waste on a regular basis.
- Bagged yard waste may be placed curbside only the
evening before scheduled pickup.
- Recycling bins may be placed at curbside the evening before scheduled pickup and
bins must be retrieved from the curb the same day as pickup and stored from view
- Trash receptacles may not be kept
at the curb for more than twenty-four (24) hours.
Yard Maintenance - Groom your yard
to enhance the curb appeal of your property and neighborhood.
- Whether "formal" or "natural," yards
should be kept neat and attractive.
- Keep grass mowed on a regular basis.
- Remove dead trees, fallen limbs,
leaves, weeds and grass clippings on a regular basis.
- Dumping on open space is not permitted.
- Bagged yard
waste may be placed at curbside only the evening before scheduled pickup.
- Trim shrubs and plantings to maintain a
neat appearance.
- Groom "natural" lots with little or no formal landscaping to achieve wed control, attractive
ground coverage and clear demarcation of driveways and walkways.
- Eliminate any bare dirt areas visible from the street
by planting, mulching, or landscaping.
- Promptly move delivered mulch, topsoil, gravel and landscaping materials to
their intended locations.
- Promptly collect and dispose of leaves to avoid large accumulations.
- Raking or dumping
leaves onto the curbs, streets, drainage ditches or open space is not permitted.
- Contact Chesterfield County or a
private trash hauler for leaf collection.
Common/open areas Dumping on open space is not
permitted. (Trees, appliances, tires, bricks etc.) However, dumping of leaves and grass cuttings is permitted since it quickly
decomposes. . Pets - Dogs should be on a leash and not allowed to run loose.
- Dog
excrement should be picked up and carried home with you.
Driveways & Walkways Keep
your driveway and walkways in good condition. - Maintain asphalt, concrete, aggregate and brick surfaces in good
condition.
- Replenish approved gravel or stone to ensure complete and even ground coverage of the driveway.
- Keep
the street and your yard free of gravel spillage.
- Repair potholes or broken surfaces.
Vehicles
Park and store vehicles properly. - Recreational vehicles (campers, boats, jet skis, trailers, truck tops,
etc.) may be kept on the property.
- Remove inoperable vehicles.
- Remove vehicles parked in the yard. Park vehicles
only in established parking areas of the driveway and street.
Mailboxes Keep your mailbox
and post upright, in good condition. - Trim foliage away from posts to ensure visibility of house numbers for police/fire
safety purposes.
Signs, Flags & Poles Please follow rules pertaining to signs, flags
and poles. - Only one (1) "For Sale" or "For Rent" sign may be placed on your property.
- Flag
or banner hung on an angled six (6) foot pole on the front and rear of a home at or below the roofline is permitted.
- Permanent
basketball poles are not permitted next to or on the street. See Residential Design Standards for approval.
Neighborhood
Pride Please demonstrate your pride in Sachem's Head following all residential covenants and regulations. - Keep
your porches, yards, driveways and decks free of any household items.
- Remove recycling bins from curb on the same
day as pickup.
- Remove building materials promptly following and construction or repair projects.
- Remove seasonal
and holiday decorations within thirty (30) days of the event.
- Do not use tarps, awnings, drop cloths, or plastic sheeting
as screening materials.
- Cover wood piles, preferably with a muted-color tarp.
- Do not dump trash or yard waste
in open space, streets, or drainage ditches.
- Please participate in neighborhood cleanup days.
- Please encourage
your neighbors to learn and follow Sachem Head covenants.
Screening Ensure that propane
tanks, trash receptacles and storage areas are completely screened from view - Refer to Architectural design Standards
for all screenings.
- Keep trash receptacles and recycling bins in rear or side of house and screened from view.
- Screen
any storage areas under decks.
- Stack firewood neatly in the rear or at the side of the house.
Lake
Regulations Store boats on your personal property when not in use. - Access the lake via either the
gate at the end of Spring Cress Court or via the gate by the spillway gazebo.
- No swimming is allowed.
- No motorboats.
- Boaters
are required to have a flotation device on the boat for each passenger in the boat.
Commercial Signage Commercial
signs may be placed on your personal property only. These include, but are not limited to: - "For sale"
signs
- "For rent" signs
- "Garage sale" signs
- Etc.
